In a building that was industrial until 20 years ago, located in the city center, stands a three-story house with a currently unused attic. Due to the building's listed status and ensemble protection, every detail of the architectural planning must be carefully considered. Studioacht's design leaves the courtyard facade unchanged, except for the installation of a few skylights to preserve the harmonious character of the existing structure within the courtyard. The roof truss's structural integrity is optimized by replacing it with a steel and timber frame structure, transforming the attic into an almost column-free loft. The rafters on the northeast side are retained and renovated. The design features a southwest-facing opening with a fully glazed facade opposite the subtly opened roof side facing the courtyard. In close collaboration with the structural engineering firm Staudacher, the structural solution for the nearly column-free interior was developed: The new arrangement of the facade posts facing southwest is connected to the supporting columns via horizontal steel tension members running beneath the flooring. This allows for a ceiling height of up to 4 meters and a roof that can be freely supported over a span of 6.70 meters. The developed architecture of the new living space incorporates maximum flexibility and long-term adaptability to changing needs and requirements that may arise with age. Studioacht's commission extends to the interior design concept, including the design and planning of all built-in furnishings, including the bed design.
Designed by nachtstudio. The bathroom, ancillary rooms, hallways, etc., are completely barrier-free, finished with beige-tinted cast asphalt, except for the bathroom, which features sand-lime brick. The lighting design and fabric sunshades were custom-designed for this project; the awnings run between the rafters and are individually controllable. The doors, up to 3.50 m high, are a custom construction.
The space has been developed into residential lofts. A green roof terrace is accessed from the courtyard side via a wide metal door, a relic preserved from the building's former industrial use.
